    Great educational video! My question is what general criterias do you use to decide that it is time to sell a property you own? Do you use the 1%-2% range (Rents divided by Property value x 100) to decide that the property is healthy and a keeper and the 0.4% – 0.69% range to decide that the the property should be sold?

    Ken,

    I hope you find time to answer these  questions?  

    1) If I already have a loan/finance from any bank on a property , how the same banks are supposed to provide top-up/refinance with the higher amount on the same property after an year or two.            [What is the secret behind it]

    2) What is an alternative of which where the rental income do not fulfill monthly EMI/Loan payment ?              [If i go for new property investment is high and rental income ROI is low, how to handle such kind of properties or should I not do a deal]

    3) Do the banks work in the same fashion all around the world?  this refinancing stuff!! ?         [btw I am from India]

    P.S.

    I am only interested and passionate about really two things Investing (Stock Market) and Real Estate (Investing) i would like to buy rental property in the future and be a full time real estate investor what are some career paths i can go down that can help me get closer to that goal? I'm considering getting my real estate License to become a realtor first any advice would be appreciated

    Very informative video. My question comes down to location selection. I have found in my own home town, that blue collar areas and lower income areas tend to fall the fastest when the market falls, but many times, they offer attractive prices in a downturn, but would require Section 8 tenants given the area. On the other hand, the more middle income properties barely break even, but would appreciate faster. I find it nearly impossible to buy for both income and appreciation. Would you recommend a beginning investor look for lower cost, better cap rate properties (I'm looking at 4plex and 3plex), to maximize cash flow, or to look for different neighborhoods and different tenants, but less cash flow? In other words, is the headache of investing in lower income areas worth the reward?

    So I've watched quite a few of your videos now , and I'm curious…you discuss getting people to invest(investors) but where are you supposed to find these people? I live in a small town of only about 13K people. I have purchased 3 properties on my own but am now out of money to spend for down payments. So what now, wait and save? That will take some time that way to grow a portfolio..

    I just found your channel today after watching Robert’s Radio Show. Your channel offers really basic concepts which I think is suitable for me as a Novice.

    Which is more preferred for a beginner? Buying house and lot which can be fixed and then rented to produce cash flow or buying a lot and building a new house (duplex/apartment) then have it rented?

    Also Im looking forward to read your books soon too 🙂
