Poor peoples own a house and work hard to pay the mortgage and get stock in that same boring life , rich peoples don’t get attached they invest into assets that generate cash flow and keep growing toward freedom , that’s the difference . Owning a home and not being able to move on when you need to grow is the biggest trap as the years go by , taxes going up , insurance going up , maintenance is insane now and repair costs , and shit might even loose value if real estate crash .

Say buying a house is a bad investment 😅 for most people buying a house is how there networth went up they buy the house refinance the property after 2 years and buy a second house and rent that second house and later repeat the same thing. Buying a house is not a bad move don’t listen to him. You can also rent out the basement to help with the mortgage payment. When rates are low that’s time time to buy a house your months mortgage will also be low

Then look at your settlement statement when YOU SELL.
All the costs of those 2 transaction ARE between 10% and 14%.
Not just the agents commission.
Title fees. Appraisals. County taxes. The list is huge.
And at $576K you ARE getting drilled for 30K
Then you sell at 900K. You get drilled for 54K.
You have over 80K just in fees.
Over 10 years
20K in real estate tax
15K in maintenance
And how much in INTEREST!?!
300K +++

A house is not an investment. He didn’t even include Home Owners Insurance which increases as the house increases in value. He also didn’t factor in maintenance and property taxes also increase as a house increases in value. Then their utilities which will be at least a few hundred dollars per month. He’s right.
